Hundreds of homes sold across Greater Sudbury
Selling a cottage or camp isn’t like selling a house in town. Buyers want to know how the water gets in, where the waste goes, who owns the strip along the shore, and how they get there in March. The sellers who do best are the ones who have those answers ready on day one.
I’ve been selling real estate in Greater Sudbury since January 1, 2015, and some of my favourite days on the job are spent at the lake. This page is a checklist to help you get ready. For the bigger picture, see our waterfront and recreational selling guide.
Cottage, Camp or Four-Season Home? It Changes the Sale
- Four-season waterfront homes sell a lot like town homes, but buyers and lenders will still ask about septic, water and the road.
- Seasonal cottages draw buyers who care about the shoreline, the swimming, the sun and the drive from the city.
- Camps and hunt camps are about the access, the land and whether the property is owned outright.
- Boat-access and island properties need a clear plan for parking, launching and showings.
- Vacant waterfront lots come down to frontage, access and what can be built.
Your Cottage and Camp Seller Checklist
1. Septic
Most cottages and camps run on a private septic system. Gather the permit or the age of the system, your last pump-out receipt and any repair invoices. Ontario’s septic systems page explains the basics. If the camp has an outhouse or a holding tank instead, say so up front.
2. Water
Is it a drilled well, a dug well or lake-draw? Is there treatment, like a UV system or filter? Buyers and lenders often ask for a recent water test. Public Health Ontario offers private well water testing. Lake water is never guaranteed drinkable, so be clear about how you use it.
3. Shoreline
Many waterfront lots in Ontario were surveyed with a shoreline road allowance (normally 66 feet wide) between the lot and the water, and it may not belong to you, even if the deck or boathouse sits on it. Ontario’s road allowance and shoreline reserve policy explains how this works. In Greater Sudbury, Conservation Sudbury and the City can both have a say in docks and shoreline work. We flag this early so your lawyer can check title before the buyer’s lawyer does.
4. Roads and Access
Is the road maintained year-round by the municipality, or is it a private or seasonal road? Is there a road association or a yearly fee? For boat-access places: where do buyers park, where do they launch, and does a marina spot or a parking spot go with the property?
5. Seasonal Use and Utilities
Is it winterized? How is it heated: electric, propane or wood? Is there hydro, or is it off-grid with solar or a generator? If there’s a wood stove, buyers’ insurers often ask about a WETT inspection. A short list of yearly costs (taxes, hydro, propane, insurance, road fees) helps buyers decide quickly.
6. Ownership
Find your deed and survey if you have one. If the cottage is owned by several family members, everyone on title will need to sign. If it’s part of an estate, the executor may need probate first. See our estate sale service. If your camp sits on Crown land under a permit rather than on land you own, talk to your lawyer and the Province early, because a transfer may need government approval.
Missing some paperwork? That’s normal. Let’s go through it together.
When to List a Cottage or Camp
Waterfront buyers want to see water, not snow. If you’re thinking about selling next spring, the best move is often to shoot the photos, video and drone footage while the trees and the lake look their best, then list when buyers are out looking. Boat-access showings also depend on the ice, so timing matters more here than in town.
A lot of cottage buyers live hours away. Our professional video and drone footage shows the shoreline, the frontage, the sun and the view from the dock, so serious buyers book the showing before they make the drive.

Selling a Cottage or Camp: FAQ
These answers are general information, not legal advice. Talk to a real estate lawyer about title, road allowances and permits for your property.
+ How do I sell a camp in Northern Ontario?
Start with the access, the ownership and the services: how buyers get there, whether the land is owned outright, and what the septic and water setup is. Then get an evaluation from a local agent who sells recreational property. Team KING covers the Sudbury Real Estate Board area.
+ Do I need a septic inspection to sell my cottage?
Not always, but buyers and lenders will ask about it. At a minimum, gather the permit or age of the system and your last pump-out receipt. We’ll give you an honest opinion on whether to inspect, repair, credit or sell as-is.
+ Do I need a water test to sell?
Buyers and lenders often ask for a recent one. Public Health Ontario offers private well water testing, so it’s an easy thing to have ready.
+ What is a shoreline road allowance?
It’s a strip of land, normally 66 feet wide, laid out between many waterfront lots and the water when the area was surveyed. It may belong to the municipality or the Crown. Your lawyer can confirm whether one fronts your property.
+ Can I sell a boat-access or island cottage?
Yes. We spell out the parking, launching and boat ride in the listing and can arrange showings by boat. Timing around freeze-up and break-up matters.
+ Can I sell the cottage furnished, with the boat and dock?
Yes. What’s included is negotiated and written into the agreement, so list the items you want to include or keep.
+ Our family inherited the cottage. How do we sell it?
Everyone on title, or the executor if it’s in an estate, will need to sign. Our estate sale service helps with the clean-out and the sale.
+ Do you cover prep costs on cottages and camps?
Yes. When you list with Team KING, the cleaning, painting and staging are on us, and the evaluation is free.
+ Can we sell in French?
Oui. Shawn Boucher and Aleks McTaggart are fully bilingual and can handle the whole sale in French.
