A waterfront property isn’t just a house with a view. It’s the dock, the shoreline, the septic, the well, the road in (or the boat ride in), and usually a lot of family memories. Selling one takes a REALTOR® who knows what buyers will ask before they ask it.
I’ve been selling real estate in Greater Sudbury since January 1, 2015, and a lot of my favourite days on the job are spent at the lake. Team KING sells year-round lake homes, seasonal cottages, camps, hunt camps, recreational acreage and water-access properties, and we cover the entire Sudbury Real Estate Board area: Greater Sudbury, Sudbury East, Espanola, Manitoulin and the communities in between.

What Makes a Waterfront Sale Different
In town, a buyer wants to know about the furnace, the roof and the school. At the lake, the list is longer. The sellers who get top dollar are the ones who have the answers ready.
Septic and Well
Most lake properties outside the city core run on a private septic system and a well or lake-draw water. Buyers and their lenders will ask for the details. Pull together what you have: the septic permit or age of the system, the last pump-out receipt, and a recent water test. Ontario’s septic systems page explains the basics, and Public Health Ontario offers private well water testing.
Shoreline Road Allowances
Here’s the one that surprises people. Many waterfront lots in Ontario were surveyed with a road allowance (normally 66 feet wide) or a Crown shoreline reserve between the lot and the water. That strip may not belong to you, even if your deck or boathouse sits on it. Ontario’s road allowance and shoreline reserve policy lays out how these work. We flag it early so your lawyer can check title before a buyer’s lawyer does.
Water Access and Boat-Access Properties
On some of our biggest lakes, a lot of the cottages have no road at all. Boat-access buyers want to know where they’ll park, where they’ll launch, whether there’s a marina spot that goes with the property, and how they get in when the ice is coming or going. We spell all of that out in the listing so serious buyers book the showing and tire-kickers don’t.
Roads, Docks and Shoreline Work
Is the road municipally maintained year-round, or is it a private or seasonal road? Were the dock, boathouse or shoreline work done with the right approvals? In Greater Sudbury, Conservation Sudbury and the City both have a say, and the City publishes shoreline classification maps for some lakes.
Seasonal Timing
Waterfront buyers want to see water, not snow. If you’re thinking about selling next spring, the best move is often to shoot your photos, video and drone footage while the trees and the lake look their best, then list when buyers are out looking. Boat-access showings also depend on the ice, so timing matters more here than anywhere.
Drone and Video
A lot of cottage buyers live hours away. Before they drive up from southern Ontario or across the country, they want to see the shoreline, the frontage, the sun exposure and the view from the dock. Our professional video and drone footage shows all of it. On a waterfront listing, that’s often what gets the showing booked.
Not sure what your shoreline paperwork looks like? That’s normal. Call or text (705) 988-1022 and we’ll walk through it together, no pressure. Or request a free evaluation online.

Waterfront and Cottage Selling FAQ
These answers are general information, not legal advice. Talk to a real estate lawyer about title, road allowances and permits for your property.
Do you sell cottages outside Greater Sudbury?
Yes. Team KING covers the entire Sudbury Real Estate Board area, including French River, St. Charles, Markstay-Warren, Killarney, Espanola, Manitoulin Island and the lakes in between.
What paperwork should I gather before selling my cottage?
Your deed and survey if you have one, septic records and pump-out receipts, a recent water test, property tax bills, and any permits for the dock, boathouse or additions. If something’s missing, don’t panic. We’ll help you figure out what matters most.
What is a shoreline road allowance?
It’s a strip of land, normally 66 feet wide, that was laid out between many waterfront lots and the water when the area was first surveyed. It may belong to the municipality or the Crown rather than to you. Your lawyer can confirm whether one fronts your property and what it means for the sale.
Can you sell a boat-access property?
Yes. We market the access clearly: where buyers park and launch, the boat ride in, and how the property works in each season. We can also arrange showings by boat. Jason has sold several island and boat-access properties, most recently helping a buyer find a privately sold vacant lot in McGregor Bay.
When is the best time to list a cottage?
Buyers want to see the water, so many cottages show best from spring through fall. We can shoot your video and drone footage in good weather and plan the listing date around your timeline.
Do I need to fix the septic before selling?
Not always. What matters is knowing its condition and being upfront. We’ll give you an honest opinion on whether to repair, credit or sell as-is.
Do you sell hunt camps and bush lots?
Yes. Camps, hunt camps and recreational acreage are part of what we sell. Access, road status and whether the land is owned outright are the first things buyers ask about, so we sort those out up front.
Do I have to pay for cleaning and staging up front?
No. Team KING covers the prep costs, including cleaning, painting and staging. Your evaluation is free too.
