Estate Sale Realtor in Sudbury: We Handle the Whole Estate

Selling a loved one’s home is hard enough. You shouldn’t have to figure out the clean-out, the repairs and the sale on your own. Team KING takes the whole estate off your plate, from the first walk-through to the day the keys change hands, so you can focus on your family.

I’ve been a REALTOR® in Greater Sudbury since January 1, 2015, and I’ve sold hundreds of homes with my team. Estates are a big part of what we do. We’ve handled about half a dozen estate sales this year alone, and every one of those families was blown away by the service and the result.

Who We Help

  • Executors and estate trustees who have a house to sell and a long list of other duties.
  • Families sorting through decades of belongings and memories.
  • Out-of-town heirs living in Toronto, Ottawa, out west or overseas who can’t be in Sudbury every weekend.
  • Power of Attorney situations, when a parent has moved into care and the home needs to be sold.
  • Downsizing parents ready to move to something smaller. See our downsizing in Sudbury guide.

What We Take Off Your Plate

When you work with an estate sale realtor in Sudbury who has done this before, you get one call instead of twenty. Here’s what we handle or coordinate:

  • ✔ Organizing the home and helping the family decide what to keep, donate or toss
  • ✔ Decluttering and full clean-outs, including donation pickups and dump runs
  • ✔ Professional cleaning, top to bottom
  • ✔ Painting and small touch-ups that buyers notice
  • ✔ Staging so the home shows like a home, not an empty house
  • ✔ Top-of-the-line video and drone footage to market it
  • ✔ Coordinating with the executor and the estate’s lawyer
  • ✔ Keeping out-of-town family updated by phone, text, email and video
  • ✔ A free Opinion of Value letter for the estate

Plenty of the contents can find a second life. Habitat for Humanity Gateway North runs the Sudbury ReStore and offers donation pickups, which is often a big help with furniture.

How It Works

  1. Free consultation. Call or text (705) 988-1022. We talk about the house, the family and the timeline. In person, by phone or by video if you’re out of town.
  2. Walk-through and Opinion of Value. We see the home, tell you honestly what it needs and what it’s likely worth, and put it in writing for the estate.
  3. Plan with the executor and lawyer. We line up the listing timing with where the estate paperwork stands, so nobody is surprised.
  4. Clean-out and prep. Organizing, decluttering, cleaning, painting and staging, booked through our network of trades. You approve the plan before anything starts.
  5. Market it right. Professional photos, top-of-the-line video and drone footage, and a price set to get top dollar.
  6. Offers to closing. We negotiate, keep the executor and family in the loop, and work with the lawyer right through to closing day.

Estate Sale FAQ

These answers are general information, not legal or tax advice. Every estate is different, so please speak with an estate lawyer or accountant about your situation. The Law Society of Ontario has a referral service if you need one.

Can I sell the house before probate is granted?

It depends on the will, how the house was owned and what the buyer’s lawyer will accept. Often a house in the deceased’s name alone needs probate before it can close. We can usually start the prep and get the house ready while the paperwork moves, but confirm the timing with the estate’s lawyer. Ontario explains the process on its apply for probate page, and Jason’s Sudbury probate guide covers the basics.

What do we do with all the contents?

Family takes what matters first. After that, we help organize what gets sold, donated or hauled away, and we coordinate the clean-out so the home is ready to show.

I live out of town. Can you handle it without me there?

Yes. A lot of our estate clients live away from Sudbury. We keep you updated with photos, video and regular calls, and the paperwork can often be handled electronically or through your lawyer.

What about insurance on a vacant home?

Many home policies have rules for homes left empty, so call the insurer as soon as the house is vacant and ask what they need. Ongoing checks on the home can matter too. Your insurance broker is the one to confirm coverage.

Do we have to pay for cleaning and painting up front?

No. Team KING covers the prep costs (the cleaning, painting and staging) so the estate isn’t out of pocket getting the house ready. The consultation, home evaluation and Opinion of Value letter are free too.

Do we need to fix everything before listing?

No. Some estates sell best with a clean, paint and staging. Others are better sold as-is. We’ll give you an honest opinion on which way gets the estate the most money.

Can a Power of Attorney sell a parent’s home?

Often, yes, depending on what the Power of Attorney document allows. Your lawyer should confirm that before listing. We work with families in this spot regularly.

Can we work in French?

Oui. Shawn Boucher and Aleks McTaggart can handle the whole sale in French.
