“So, what do you think it’s worth?”
I get asked that question at hockey rinks, at the grocery store and at just about every family barbecue. And I get it. Your home is probably the biggest thing you own, and whether you’re thinking of selling next month or in three years, you want to know where you stand.
I’ve been selling homes in Greater Sudbury since January 1, 2015, and our team has sold hundreds of homes across the city, from the South End to Valley East to my own backyard in Garson. Here’s the truth: a quick online number is a guess. A real evaluation is a lot more than that. Let me walk you through how we actually figure out what your home is worth, so you know what you’re getting and what to watch out for.
The Reality Check: Why the Online Number Is Usually Off
Online estimators are fine for a ballpark. But they’ve never been inside your house. They don’t know:
- That you redid the kitchen two years ago, or that the original 1970s bathroom is still there.
- Whether your backyard backs onto a green space or a busy road like the Kingsway or Lasalle.
- That your street in Minnow Lake sells differently than the one two blocks over.
- Whether the “lake view” is a real view of Ramsey or a glimpse through the trees in February.
Sudbury is a city of very different pockets. A three-bedroom bungalow in New Sudbury, the same layout in Lively and one on a rock lot in Garson can each sell to a different buyer for a different reason. Software that averages them together can miss by a lot, in either direction. Too high, and you sit on the market. Too low, and you leave money on the table.
It’s Not Your Tax Assessment Either
Another number people bring up is the property assessment on their tax bill. That value comes from MPAC, the Municipal Property Assessment Corporation, and it’s used to calculate your City of Greater Sudbury property taxes. It’s based on a set valuation date, not on what a buyer would pay for your home today. Useful for taxes, not for pricing a listing.
How a Real Evaluation Works, Step by Step
When Team KING does a home evaluation, here’s what actually happens.
- We look at your home in person. Size, layout, condition, updates, the basement, the garage, the lot, the roof and the mechanicals. Two houses with the same square footage can be miles apart in value once you walk through them.
- We pull recent sold comparables. Not what’s listed, what actually sold, in your neighbourhood, as close as possible in style, size and age. Asking prices tell you what sellers hope for. Sold prices tell you what buyers paid.
- We adjust for the differences. A finished basement, an attached garage, a renovated kitchen, a corner lot or a busier street all move the number up or down.
- We check what’s on the market right now. Your competition matters. If there are five similar homes for sale in Val Caron this month, that changes your strategy compared to a month with none.
- We look at the trend. Is the market tightening or loosening? We track the local numbers every month in our Sudbury real estate market update, and the Sudbury Real Estate Board publishes local market information too.
- We give you a range and a strategy. Not just a number. We’ll tell you where we’d list, why, and what would move you to the top of that range.
The “Upgrade Trap”: What Adds Value and What Doesn’t
One of the most common things I hear is “We spent $40,000 on the basement, so add $40,000 to the price.” I wish it worked that way. Buyers pay for what they see and what they want, not for receipts.
Here’s a hypothetical example. Say a home’s comparables point to around $450,000. The owners put $30,000 into a high-end home theatre in the basement. A buyer might pay a bit more for a nicely finished basement, but very few will pay the full $30,000 for a theatre they may not even use. Meanwhile, a few thousand dollars of fresh paint, a deep clean and good staging can make that same house show like a $460,000 home instead of a $440,000 one.
The things that usually matter most to Sudbury buyers:
- Condition of the roof, windows, furnace and electrical.
- Clean, bright, neutral rooms.
- Parking, a garage, and room for the winter snowbanks.
- Location: schools, commute, and access to places like Kivi Park, the trails or the lake.
If you’re not sure what shape the big-ticket items are in, a pre-listing home inspection can take the surprises out of the process before a buyer finds them.
Presentation Changes the Number
This is the part most sellers underestimate. The same house can sell for very different money depending on how it’s presented. That’s why Team KING handles the cleaning, painting and staging, and shoots top-of-the-line video and drone footage for our listings. And we cover those prep costs, so you’re not out of pocket getting the house ready.
When I give you an evaluation, I’ll tell you two numbers if they’re different: what the home is worth as it sits today, and what it can realistically bring once it’s prepared properly. Most of the time, that gap is worth closing.
Questions Sellers Ask Me
How long does a home evaluation take?
The walk-through usually takes under an hour. We’ll follow up with the comparables and our recommended range so you can take your time with it.
Does an evaluation mean I have to list?
No. Plenty of people get an evaluation to plan a move a year or two down the road, to sort out an estate, or just to know. There’s no pressure and no obligation.
Is a home evaluation the same as an appraisal?
No. An appraisal is done by a licensed appraiser, usually for a lender. A REALTOR® evaluation is based on what’s selling in your neighbourhood and how buyers are behaving right now, and it comes with a selling strategy. If you want to know more about how REALTORS® are licensed and regulated in Ontario, the Real Estate Council of Ontario (RECO) is a good place to start.
