What this means if you’re selling
September was a slower month than last year. Fewer homes sold, buyers had more to choose from, and the typical home took about a week longer to sell. Homes that are priced right and look their best are still selling, but buyers are comparing more options and paying closer attention to price.
That’s where presentation matters most. Team KING can have your home cleaned, painted and staged, and showcased with top-of-the-line video and drone footage, so it stands out from the competition. Price is still the biggest factor in how your sale goes. If you’d like a price based on what’s actually selling near you right now, request a free home evaluation.
What this means if you’re buying
Buyers have more room this fall. There were about 13% more homes for sale than a year ago, and prices are down from last September. With homes sitting a little longer, there’s often more time to view, compare and negotiate than there was a year ago.

Common questions
Is it a buyer’s market or a seller’s market in Sudbury right now?
In September 2026, Greater Sudbury had 4.2 months of supply, up from 3.5 a year earlier. That’s a balanced market leaning a little more toward buyers than last year. As a rule of thumb, lower inventory tends to favour sellers and higher inventory gives buyers more leverage. See our FAQ for more on buyer’s vs. seller’s markets.
