About Markstay-Warren
The Municipality of Markstay-Warren was formed in 1999 and had 2,708 residents in the 2021 census. It includes the communities of Markstay, where the municipal office is, plus Hagar, Warren, Stinson, Callum, Dunnet Corner, Appleby Corner and Rivière-Veuve. The whole stretch of Highway 17 from the Greater Sudbury city limits to the Nipissing District line runs through it.
The area was settled largely by French-Canadian families who came by rail, and that francophone heritage is still part of everyday life. In 2016, Statistics Canada added Markstay-Warren to the Greater Sudbury census metropolitan area for the first time, which tells you how many people here are connected to the city for work.
How Far From Sudbury?
By road from downtown Sudbury, Markstay is roughly 40 minutes, Hagar a bit under 50 minutes, and Warren under an hour. North Bay is within reach too, which widens the pool of buyers for some properties.
What Sells in Markstay-Warren
- Village homes in Markstay, Hagar and Warren, often on bigger lots than you’d find in the city
- Country homes on acreage, with shops, garages and room for toys
- Hobby farms and rural land
- Lake property and camps, including the Nepewassi Lake area, plus vacant land and bush lots
Rural properties here usually run on a well and septic system, so buyers will ask for the records. Waterfront and camp buyers have even more questions. Our waterfront and recreational selling guide covers what to have ready, and our guide to selling homes with acreage helps with the land side.
