Sell Your Manitoulin Island Cottage, Home or Waterfront Property

Manitoulin Island is the largest freshwater island in the world, and buyers from all over Ontario dream about owning a piece of it. Lake Huron and Georgian Bay shoreline, inland lakes, farms, and small towns with real character. When it’s time to sell, that dream is what you’re marketing.

Team KING covers the entire Sudbury Real Estate Board area, and the Board represents REALTORS® in Greater Sudbury, Manitoulin, Espanola and the surrounding areas. We sell cottages, waterfront homes, farms and village homes on the island, and we bring Sudbury buyers with us. Jason has sold several island and boat-access properties over his career, and he’ll tell you it’s one of his favourite parts of the job. Most recently he helped a buyer track down a vacant lot in McGregor Bay that was being sold privately.

Getting to the Island

According to Destination Ontario, Manitoulin is about a two-hour drive from Sudbury by Highway 6 and the Little Current Swing Bridge. In season, the MS Chi-Cheemaun ferry also connects Tobermory on the Bruce Peninsula to South Baymouth. That ferry matters: it puts the island within reach of buyers from southern Ontario, not just from the north.

Communities We Sell In

  • Little Current, at the swing bridge and on the North Channel
  • Mindemoya and the Lake Mindemoya shoreline
  • Gore Bay
  • Manitowaning
  • Kagawong
  • Rural and waterfront properties across the island

The island is also home to six Anishinaabe First Nations communities, and its four main rivers (the Kagawong, Manitou, Blue Jay Creek and Mindemoya) are known for trout and salmon.

What Island Buyers Ask About

  • Shoreline: frontage, exposure, sand or rock, docks, and whether a shoreline road allowance runs along it
  • Services: septic records and a recent water test
  • Season: summer cottage or four-season home, and how the road is maintained in winter
  • Travel: how far it is to the bridge, the ferry and town

Our waterfront and recreational selling guide covers each of these in detail.

Manitoulin Island Selling FAQ

Does a Sudbury team sell on Manitoulin Island?

Yes. Manitoulin is part of the Sudbury Real Estate Board area, and Team KING covers the whole board area. We come to the island for the evaluation, photos and drone footage.

When is the best time to list a Manitoulin cottage?

Many buyers visit while the ferry is running and the water is open, so spring through fall is often when cottages show best. We’ll plan the timing with you.

I don’t live on the island anymore. Can you handle it?

Yes. We keep you updated by phone, text, email and video, and your lawyer can often handle the paperwork remotely.

Do you sell farms and acreage on the island?

Yes. We sell farms, hobby farms, bush lots and rural homes on acreage as well as cottages. Land buyers want to know about access, fencing, outbuildings and the survey, so we gather those details before we list.

Do I pay for prep before listing?

No. Team KING covers the prep costs (cleaning, painting and staging), and the evaluation is free.
