Where French River Is
The Municipality of French River sits southeast of Sudbury, between Highway 69 on the west and the West Arm of Lake Nipissing to the north. It was formed in 1999 and takes in communities like Noëlville, where the municipal office is, plus Alban, Monetville, Wolseley Bay, Bigwood, Delamere and Ouellette. Alban is roughly an hour’s drive from downtown Sudbury, and Noëlville is about 80 km away by road.
The French River itself was the first river named to the Canadian Heritage Rivers System, back in 1986. Add Bear Lake, Trout Lake, Wolseley Bay and the West Arm, and you can see why so many buyers are looking for a place on the water here.
What Sells in French River
- Waterfront cottages and four-season lake homes on the river, the West Arm and the inland lakes.
- Rural homes on acreage along Highways 64 and 535, often with big garages and shops.
- Village homes in Noëlville and Alban, close to the school, the church and the local shops.
- Hunt camps, bush lots and vacant land for buyers who want to build later.
The 2021 census counted 2,098 private dwellings in French River but only 1,367 occupied by usual residents. That gap gives you an idea of how much of the area is cottages and seasonal places. It also means a lot of the buyers looking here live somewhere else, which is why the way you market the property matters.
