What to Expect When You Buy in Lively

  • Well and septic are common outside Lively proper. Ask whether the home is on municipal water and sewer or a private well and septic. If it’s rural, make your offer conditional on a water test and septic inspection. We’ll help you sort out what to ask for.
  • Buying a vacant lot? Ask about services, zoning and building costs before you commit, and talk to the City about permits.
  • West-side commute. Lively suits people who work on the west side of Greater Sudbury, with Highway 17 and the South End a short drive east.
  • Schools. Lively District Secondary (Grades 7 to 12), Walden Public, R.H. Murray Public, St. James Catholic and École Saint-Paul. School boundaries change. Confirm the school for the exact address with the board before you firm up.

Lively Buying Tips

Decide early whether you want in-town Lively or a rural Walden property. They’re different searches with different paperwork, and it narrows the listings fast.
