Hundreds of homes sold across Greater Sudbury

People ask me all the time, “Who’s the best realtor in Sudbury?” The truth? There’s no official ranking, and anyone who tells you they’re “#1” should be able to show you exactly what that means. The best agent for you is the one who can prove they’ll price your home properly, market it well and look after you from the first call to closing day.

I’ve been a REALTOR® in Greater Sudbury since 2015. Here’s how I would choose an agent if I were in your shoes. Use it on us, and use it on anyone else you interview.

Step 1: Check the Licence (It Takes Two Minutes)

Every real estate agent and brokerage in Ontario has to be registered with the Real Estate Council of Ontario (RECO). Before you sign anything, look them up on RECO’s free public registrant search. It shows whether the person is registered, which brokerage they’re with and other details RECO makes public.

Under Ontario’s rules, your agent should also give you RECO’s information guide before you sign an agreement. If nobody mentions it, ask.

Step 2: Read the Reviews, Properly

  • Look at the count and the dates, not just the stars. A handful of old reviews tells you less than a steady stream of recent ones.
  • Read the 3- and 4-star reviews. They tell you what can go wrong and how the agent handled it.
  • Look for specifics. “Sold in a week” is nice. “Explained every offer and called back the same night” tells you how they work.
  • See how the agent replies. A calm, professional reply to a tough review is a good sign.
  • Ask for references from someone who sold a home like yours, in your part of the city.

Step 3: The Questions to Ask Every Agent

  1. How many homes have you sold in my area, and can you show me the comparable sales you used to price mine?
  2. Will I work with you directly, or with someone else on your team? Who calls me back?
  3. What does your marketing include: photos, video, drone, floor plans, social media?
  4. Who pays for cleaning, painting and staging?
  5. How will you handle showings and offers, and how often will I hear from you?
  6. What is your commission, and what exactly does it cover? (Commission is negotiable in Ontario.)
  7. How long is the listing agreement, and what happens if I’m not happy?
  8. Can you do this in French? (If that matters to your family, ask up front.)

Want to put us through those questions? Ask away. It’s free.

Step 4: Ask for a Written Listing Plan

A good agent doesn’t just give you a number. They give you a plan. Before you list, you should have, in writing:

  • A price range backed by real sales near you, plus the homes you’d be competing with right now.
  • A prep list: what’s worth fixing, what to leave alone, and who pays for it.
  • The marketing: professional photos, video, drone footage, MLS® and online exposure, and when it all goes live.
  • The showing and offer plan: how showings are booked, whether there’s an offer date, and how you’ll compare offers.
  • Communication: how often you’ll get updates and feedback from showings.
  • The paperwork: the listing agreement terms, the length and the cancellation conditions.

The “Highest Number” Trap

Be careful with the agent who quotes the biggest price just to win the listing. An overpriced home sits, buyers start asking what’s wrong with it, and it often sells for less in the end. Ask every agent to show you the sales behind their number. The honest one will.

Giving Back Is Part of Every Sale

For nearly 12 years, since I started in 2015, I’ve donated $10 from every sale to Children’s Miracle Network. Best Realtor in Sudbury: FAQ

+ How do I check if a Sudbury realtor is licensed?

Use RECO’s free public registrant search at registrantsearch.reco.on.ca. It shows the agent’s registration status and brokerage. Every agent and brokerage in Ontario must be registered with RECO.

+ Is a team better than a solo agent?

It depends on how the team works. Ask who you’ll deal with day to day and who answers the phone after hours. At Team KING you work with Jason or one of our agents, backed by an office manager, so calls and showings don’t fall through the cracks.

+ Is realtor commission negotiable in Ontario?

Yes. Commission is set by agreement between you and the brokerage. Ask every agent what their fee covers, including marketing and prep, and compare the whole package, not just the rate.

+ Should I pick the agent with the highest price?

No. Pick the agent who shows you the sales that support their price. Overpriced homes tend to sit and can end up selling for less.

+ Does Team KING charge for the home evaluation?

No. The evaluation is free and there’s no obligation to list with us. Opinion of Value letters for estates are free too.
